We firstly adopted a pragmatic approach to how we could best sever the existing retail demise, enabling it to still operate with necessary servicing demands that ensured suitable high street facing floorspace, yet with all the behind the scenes areas that could still command a strong covenant for the landlord.
Thereafter, we took the residual land and developed a multitude of options that tested a variety of uses that could release a great value from the asset, including hotel and residential uses. Given the coastal location, there would be demand for either uses, and this enabled our client to run high level financial appraisals to establish the most beneficial for the landlord.
